Kingstowne Town Center to Transform Into a Residential, Mixed-Use Community

Kingstowne Towne Center will transform from a shopping center into a mixed use community, following our approval to build up to 800 apartments and condos there.

The Board of Supervisors signed off on the plan on Tuesday, and the action highlights the continued anemic market for office space in the D.C. region.

Previously, the center was approved for 1.2 million square feet in office, but developer Halle Cos. requested to convert two unbuilt office buildings into residences instead.

In 2008, Halle received approval to build these two, 200-foot offices, citing the demand for new office space due to the move of jobs to Fort Belvoir as a result of the federal base realignment and closure plan.

When it recently reversed course, the developer cited a fundamental shift in demand for future office space following the recession, saying the need for large space “is not anticipated to fully return as a new generation accustomed to collaborative …

Former Kingstowne pub to become a Chick-fil-A

A very different ambience is coming to the Kingstowne storefront most recently occupied by Fiona’s Irish Pub, and King Street Blues before that.

Plans were recently filed to bring Chick-fil-A to the Kingstowne Shopping Center, a 23.18-acre retail center located adjacent to the Kingstowne Towne Center. Both properties are owned by Silver Spring’s The Halle Cos.

The 5,880-square-foot Chick-fil-A at 5820 Kingstowne Center, per the plans, will include an interior play area, 110 indoor seats and 32 outdoor seats. The former Fiona’s space is only 5,000 square feet, but the plans call for enclosing a portion of the existing covered breezeway to grow by another 880 square feet. A drive-thru will offer dual ordering stations.

The restaurant is expected to be open from 6:30 a.m. to 10 p.m. Monday through Saturday, with an anticipated 500 customers per day coming inside and 800 passing through the drive-thru. Chick-fil-A anticipates hiring 75 employees fo…

Kingstowne Towne Center development gets a downsizing

The one thing everyone who watched Halle Companies’ presentation on its plans for Kingstowne Towne Center could agree on was that the developer’s new proposal is an improvement from its old ones.

The development plan for Kingstowne Towne Center land bays M and N peddled to community members assembled at the Snyder Center in Alexandria on Aug. 29 is the third proposal that Halle has drawn up for that particular site in the past decade.

First, the developer envisioned land bays M and N as office space, receiving approval from the Fairfax County Board of Supervisors in 2008 to transform the 5-acre vacant lot off of Kingstowne Village Parkway into a pair of 200-foot office buildings in response to an influx of workers to Fort Belvoir.
